The Pasadena Corporate Center Redevelopment
Project is the Architectural upgrade of two existing 3-story office
buildings located north of Foothill Boulevard in Pasadena, California.
Removing the exterior building skin, and structurally upgrading the
twin buildings to current seismic code requirements, Kearney Real
Estate Company directed the installation of an eight inch shotcrete
shear wall over the existing eight inch concrete masonry unit exterior
walls, as well as interior shear walls construction located from floor
to floor throughout both buildings. Installation of EFIS wall panels,
metal wall panels and glass curtain wall assemblies upgraded the exterior
appearance of both buildings. With the interior tenant spaces removed,
and shear walls installed, the Architectural design provided for HVAC,
plumbing and electrical upgrades to comply with the Americans with
Disabilities Act and California Title 24 Energy requirements. Upgraded
electrical service and distribution systems were provided to each
building core area as well as HVAC equipment. Low voltage system conductors
were installed from each building core throughout the balance of each
building including telephone, life safety / fire alarm and data systems
to enhance the use of the buildings.
As part of its services to Energy Services
Contractors, We prepared a lump sum bid for all CSI Division 16 components
of the two buildings. Performing by the high standards of ourestimating department, a thorough review of the bid documents
was conducted, identified specifics of the scope of work, secured
quotes from wholesale suppliers and was responsible for all material
quantity take off. Additionally DACM
Project Management was responsible for providing data for
and securing quotes from various low voltage system subcontractors,
including telephone, life safety / fire alarm and data systems. We
also performed design / build engineering services to determine size
and location of electrical panels and switchgear.
